Why is water leaking around my furnace or air handler?
Water around a furnace or air handler usually comes from condensation that is not draining: a clogged condensate drain line, a cracked or overflowing drain pan, a failed condensate pump, or a frozen evaporator coil melting after the fact. High-efficiency furnaces also produce condensate in heating season. Shut the system off to limit water damage, then have the drainage path diagnosed.
Where the water comes from
In cooling mode, the indoor evaporator coil pulls humidity out of the air, and that moisture is supposed to run down a drain pan into a condensate line. On humid Pennsylvania summer days a central system can wring many quarts of water out of the air, so even a partial blockage backs up quickly. High-efficiency condensing furnaces create acidic condensate in winter too, which is why leaks can appear in heating season on newer equipment.

- โRusted-through or cracked primary drain pan
- โA condensate pump that has failed or lost power
- โA frozen coil โ caused by a dirty filter or low refrigerant โ melting into a puddle

- โOn furnaces, a blocked internal condensate trap or cracked flue condensate fitting
Safe steps before the technician arrives
Turn the system off at the thermostat to stop new condensate, mop up standing water, and move stored belongings away from the unit. Replace a clogged filter if the coil appears frozen, and let any ice melt with only the fan running. Do not pour chemicals into drain lines blindly and do not open sealed furnace panels โ combustion areas and wiring are not DIY territory.
