The empty tank call

This one deserves its own heading. Running an oil tank dry does not simply stop the burner. It draws sludge off the bottom of the tank into the line and filter, so the system needs bleeding, a filter change and often a nozzle before it will run at all. Propane behaves differently again: once a tank empties, a leak test is required before service is restored, and that is a gas supplier step rather than ours. Either way, the gauge is the first thing to look at.

Frozen condensate in a hard freeze

High-efficiency furnaces produce acidic condensate that has to drain away. Where the trap, the line or the outdoor termination passes through an unheated crawl space, a garage or an exterior wall, a hard freeze plugs it. The pressure switch then sees water backed up in the inducer and shuts the furnace down. It looks like total failure and arrives in the coldest weather, and it is one of the more straightforward things we deal with once the cause is identified.

A cold house is not only uncomfortable

If a house is going to be without heat for any length of time in a hard freeze, plumbing becomes the next problem. Pipes in exterior walls and unheated crawl spaces go first. Opening the cabinet doors under sinks on outside walls and leaving a thin trickle running from the furthest fixture buys time. Tell us if the house is unoccupied, or if anyone in it is elderly or unwell, because that changes how we sequence the night.

Close the house up and gather everyone into one room. Open the cabinet doors under sinks on exterior walls and leave a thin trickle running from the furthest fixture to protect the plumbing. Do not use an oven or any unvented fuel-burning heater indoors for warmth.
