What a real tune-up includes
A maintenance visit that is worth paying for is a measurement exercise, not a visual inspection. On a cooling visit we read the refrigerant charge against superheat and subcooling, take the temperature split across the coil, test the capacitor under load, check the contactor for pitting, clean the condenser coil, clear and test the condensate drain and float switch, and measure static pressure.
That last reading is the one most often skipped and the most useful, because it tells you whether the duct system is quietly shortening the life of the equipment.

In party-wall housing the flue and heat exchanger checks are the important part — a combustion problem in a row home is a safety issue for more than one household.
Timing
Cooling maintenance is best done in spring before the first heat wave, and heating maintenance in autumn before the first hard cold. Booking in the middle of a heat wave is possible but you will be behind the emergency calls, which is the honest reason to do it early.

How often should HVAC equipment be serviced?

Does maintenance actually prevent breakdowns?
It prevents a specific and common subset of them: coils blanketed with debris, clogged condensate drains, weak capacitors caught before they fail, and dirty flame sensors. It cannot prevent a random component failure, and we will not claim otherwise — but those preventable causes make up a large share of the emergency calls we take.
Do you maintain ductless mini-splits?
Yes, and they need it more than people expect. Mini-split indoor coils and blower wheels load with dust and lose capacity noticeably, and the condensate drains at the indoor heads clog. Both are routine maintenance items.
What is static pressure and why do you measure it?
It is the resistance the duct system puts up against the blower. High static pressure means the equipment is working against a restriction, which shortens blower and compressor life and causes frozen coils. It is the reading that most often explains why a system keeps failing, and it is frequently never measured.
When should I book?
Spring for cooling and autumn for heating. Booking ahead of the season means you are not waiting behind emergency no-heat and no-cooling calls, which is simply how the queue works during the first extreme weather of the year.
